On August 19, 2016 the regular meeting of Council for investments at the head of administration of the city took place. At the request of the city's mayor questions of inclusion of the project of construction of the inhabited residential district with social infrastructure on the place of the former plant "Red Aksay" in the List, and also the course of implementation of investment projects in the sphere of trade and public catering became the main subjects of a meeting.
Opening work of a meeting, Sergey Gorban noted that at the moment the city administration accompanies 150 projects for the total amount of 315,5 billion rubles. - Investment investments are a guarantee of progress of urban economy. The volume of the funds raised in city economy grew by 4,8% and made 10,6 billion rubles, in comparison with last year, - the city's mayor added. - There are no doubts that until the end of the year we will manage to save and increase the achieved rates. As it was noted, investors put the greatest number of means in housing construction of Rostov-on-Don, so, the total amount of the raised funds in this branch makes 138 billion rubles. The considerable sums are attracted for development of hotel infrastructure in the city, at the moment it is more than 16 billion rubles.
Discussion of the project of construction of the new inhabited residential district in Proletarsky district of the Don capital became one of key questions of a meeting. LLC Yugstroyinvest Group of Companies which redeemed the territory of the former plant "Red Aksay" acts as the initiator of the multi-billion investment project. The total area of building makes more than 24 hectares. According to the investor, is planned build 26 houses of variable number of storeys from 10 to 25 floors which total sold area will make 395 thousand sq.m. The realized residential district will be able to accept more than 9800 inhabitants.
It is important to note that in the territory of the new residential district it is planned to construct 2 kindergartens and school.
Terms of implementation of the large investment project are calculated from 2016 to 2021. During discussion Sergey Gorban noted that if the cost of square meter in the new residential district is accepted, then the city authorities are ready to consider offers on purchase of social housing. Council supported the project and following the results of a meeting included it in the List. In the nearest future residents of Rostov will be able to choose the name of the new residential district.
Passing to a subject of implementation of investment projects in the sphere of trade and public catering it was noted that the largest in this branch are construction of the 2nd turn of Megamag shopping mall, the multiscreen IMAX film complex with trade galleries and the autoparking in the territory of Shopping Center Gorizont, and also the Film mall.
The deputy director of CJSC Tsentralny rynok Galina Vasilenko told about implementation of the project of construction of the covered market located at the address by Budennovsky Ave. 12. It is known that construction – the 2nd turn of the building intended for the organization of trade spaces for sale of fruit and vegetable production, live fish and fish products, crayfish is now conducted. We will remind that the first stage of construction was at the end of last year completely realized, the building on 252 trade places is built, with a total area of 1700 sq.m. Besides, the underground parking is partially open, the framework of the second level is now mounted. According to Galina Vasilenko, all it is mastered investments of 177 million rubles. Within the meeting the report on the done work on the project of a reconstruction of an object of cultural heritage with preservation of historical appearance of northern and western facades and its device for modern use under trade and office purpose which settles down on B. Sadovaya St., 162/70 was submitted. Acts as the investor – LLC Rostovinveststroy.
As the director of the company Nikolay Stukopin reported, the framework with the external protecting designs, internal partitions and a roof of the building is built now, the external glazing of an object is also executed. External networks of water supply, the sewerage, power supply under contracts of technological accession are complete. Finishing works of trade and office rooms, works on a reconstruction of historical facades of the building with restoration of modelled elements, and also decorative balcony protections, installation of internal system of ventilation and conditioning are conducted. We will remind that the total area of the building makes more than 8,5 thousand sq.m. Is planned to master investments of 700 million rubles, at this stage 400 million rubles are already attracted. Finally the project has to be implemented by 2018.
The investor noted that successful realization will provide to the city creation of 278 jobs. The course of construction of shopping center "Universalny" which will appear on Kommunistichesky Ave., 32 was discussed. LLC Nord-Vest Management Company acts as the initiator. The director of the organization noted that construction is conducted with the schedule, all works are performed step by step. Now finishing works of the first stage of construction of shopping center "Universalny" are conducted. The project assumes two main stages of works, first of which will be complete by the end of the current year. The area of the building of the first stage will make 8717 sq.m, the second turn – 19 345 sq.m. The underground parking on 235 parking places is provided. At realization of the first stage which volume of investment makes 420 million rubles 100 jobs will be created.
During the meeting changes are made to the List. Three projects for the total amount about 1 billion rubles in connection with their realization are excluded, these are such objects as: - the housing Donskoy complex (the III stage of construction), the investor - LLC Yugspetsstroy. - construction of the family and leisure complex "One Sky", investor of LLC GRUPPA AGROKOM. - construction of pavilions for retail trade in products mainly producers of the Rostov region (Portovaya St., 71-83). One more excluded project – construction of the multipurpose sports and public building of 6,2 thousand sq.m with a bicycle track tribune (the investor – LLC Kavras) as the investor refused realization.
In addition the List included the project of construction of the mall on 2nd Cherepichny Lane, 10. As a result the List will consist of 148 projects for the total amount of 329,3 billion rubles.
